We work with nonprofits, for profits and government agencies nationwide. Recent projects include: Improving Housing Development & Management, Nationally and Locally. Since 2004, VIVA has assisted Volunteers of America to augment national and local operations in real estate development, property management and asset management, including improving support given by the national office to affiliates around the country. Specific Tasks: facilitating strategic and organizational planning, recommendations to enhance systems and operating procedures and helping establish criteria for growing a real estate portfolio. On-line Survey Techniques Complement Property Management Research. On behalf of the Bay Area LISC office, VIVA designed and implemented a regional study of 17 organizations with 66,000 units evaluating property management best practices, challenges and policy recommendations. Specific Tasks: creating an on-line survey, conducting follow-up interviews, preparing the report “Against All Odds: The Business of Managing Affordable Housing” and presenting the results to both participants and national audiences. Since 2006, VIVA has worked with the Cambridge Housing Authority creating a number of tools to analyze redevelopment options for the CHA's 2700-unit portfolio. Specific Tasks: generating a financial model allowing assessment of redevelopment scenarios by project and across the portfolio, presentations to stakeholder organizations, designing and facilitating a 30-person, day-long summit employing an interactive game, SimPublicHousing, to brainstorm strategies for the authority. |
